For 2011 year we specify:

MIDDLE SEASON:
from April, 4th to April, 13st; From April, 24st to May, 3th ; from June, 20th to August, 31st ; from August 24th to September, 6th ; from December, 25th to 31st ; the same price is valid for stay of only one night.

the remaining period of the year

1. Extra bed (if possible) + 5 € per day
2. We prepare breakfast on request +3,5 € per person per day
3. The price includes access to the pool, bikes and all external structures (garden, barbecue, gazebo)

They are indicated per room or apartment daily (or weekly).
The price doesn’t include breakfast, that is available on demand.
Il price added is of 3.5 € for person for consummation.
It is possible to add single beds or childbed in the rooms.
The price added for child (under 12 years) is 5 € daily.
The price for double room as single room is 65% of base price.

GENERAL CONDITIONS FOR RESERVATIONS FOR GROUPS:
1 for stay longer than 1 night and groups with more 15 people the price will be discounted by 10% of base price
2 for scholastic groups (more than 15 people) we can contact other near farms for stays.

All reservations will be valid only after sending deposit.
The amount of deposit , normally about 30% of total amount related to reservation, will be communicated when you confirmed the reservation.
If you want cancel the reservation, we invite to do as soon as possible.
If we will be able to for a lack with equivalent reservation we'll give back you the deposit, otherwise we'll keep it.
Will be our interest make action because of you remember me positively.

in high season, the reservation are valid and binding for whole period booked.
So, if you leave in advance from booked date, we would charge the whole amount, unless different solutions to agree.

at your arrive the rooms are available from 4:00 pm.
At your left they are free within 10:00 am.
In both cases it will be possible leave baggage in other rooms in farm.
The settlement can be make also at departure cash, by cheque, by Bancomat and Credit Card (Visa and Mastercard)

the breakfast is served every day from 8:30 a.m. to 9:30 a.m. On your demand in advance, we can anticipate the time.

The animals are welcome if educated and checked by owner.
For their sleep a closed and covered area is available, out from apartments. Their presence must be agreed at the reservation.

The farmhouse has got a private parking for car, motorbike and bicycle.
For motorbike and bicycle it's possible use closed and covered place.
The parking is free is in our property but it isn't kept.
